A Basic non state of the art stadium is approx $60-80 MLN...joint partnership we would have had to carry some $30MLN debt .. with annual govt & AFL grants..debt would have easily been serviced. Investors jump all over debt with 4% coupon.

It certainly was never going to be 40K. 25k more like it. The council was against any expansion into the actual park, which meant the carpark couldn't be expanded. Never heard anything about underground so can't comment.

We were never going to play there, except maybe against poorly drawing clubs so the Geelong analogy is not good. We were, however going to train there and the ground was supposedly to be used for low drawing fixtures (Footscray vs Freo to drag one out of my arse) and for co-tenancy, with which we had already had some success.. For that we would have gained revenue.

The argument is now largely irrelevant because the AFL changed its mind and so we were left holding the can at exactly the wrong time (salary cap fine) and had to go to either of the other two options. I am sure Collo sold us down the tube even though he didn't vote or actively debate the Docklands issue in caucus. It was in his interest to get another big club there and he got us.

So what we have here is a chicken and egg situation as I see it. We had debt because we built grandstands on the premise PP was going to be developed and we couldn't continue to develop it because we had debt and the rug had been pulled. Had things been different, PP might well now be earning us dough. I wish it still could but it would need the Grollos, Frazer Brown and goodness knows who else to put up the money. Even then the AFL has to agree and it seems they never would or will. They are on a railway track to financial ruin by the time they sink everything they need to into the Suns, Giants, North, WB, Melb and Port. They are blinkered and stubborn. They could have had a team in Tassie playing its Melb games at PP for a tenth of the price they are throwing at GWS. Between Collo and Demetriou they have a lot to answer for. But that's just my opinion.

I think you are misinterpreting what was said. I think he was talking about the debt that is an overhang from the original development of the Legends Stand (back in the 90s) and the intention of John Elliott then to make Princes Park the AFL's 3rd stadium.

Our current redevelopment of the new facilities over the Heatley & Harris Stands - were never underpinned by AFL promises for us to be used as an AFL ground.

The stupidity of the Elliot regime was that they built these stands with no support from the AFL or state/federal govt and no committment to play games at PP past 2004.
Geelong have built their ground with very little club debt and a committment from the AFL for x number of games per year.
